Crystal Property Group (CPG), the luxury property developer chaired by former Sri Lanka cricket captain Kumar Sangakkara, has opened its portfolio of branded residences to Indian buyers, offering fully serviced coastal and highland properties with freehold ownership and rental income opportunities.

Founded by Sangakkara and Chief Executive Officer Reza Magdon-Ismail, CPG offers properties designed for international buyers seeking second homes and investment opportunities in Sri Lanka. The portfolio includes beachfront villas, resort-integrated residences and wellness properties, with projects across destinations including Weligama, Hikkaduwa and the central highlands.

“Trust is the foundation of everything we do, and we aim to under-promise and over-deliver. For an Indian buyer evaluating Sri Lanka, the island's natural appeal is already established. The decisive factor is whether the developer will deliver what was promised on schedule and support the property long term. That is the standard we hold ourselves to,” said Sangakkara.

CPG’s developments are fully furnished and integrated into operating hospitality properties. Owners have access to hotel amenities and a dedicated rental programme, while retaining unlimited personal use of their residences throughout the year.

The portfolio includes Crystal Sands in Hikkaduwa, which opened in May 2022 and sold out, and The Six, a collection of beachfront villas in Weligama priced at approximately USD 2 million each. The Six has maintained 65 per cent occupancy since opening in December 2023. Other developments include wellness residences in Digana starting at USD 815,000 and Mira on Weligama Bay.

Hospitality operations are managed by The One Group of Hotels (TOGOH), CPG’s in-house management arm.

“We built and handed over keys through a currency collapse, a fuel crisis, and severe construction industry disruptions. That track record is the most meaningful credential we can present. Indian buyers have access to luxury options worldwide, so we do not ask them to speculate on macroeconomic conditions. Instead, we show them completed, income-producing properties that they can visit and inspect immediately,” said Reza.

The company is targeting Indian buyers across key cities, with direct flights from Chennai, Bengaluru, Mumbai and Delhi to Sri Lanka ranging from one to three and a half hours.
